Who this applies to
This policy describes how Jim Silva (“we,” “us”) collects and uses information when you visit themortgagehelpers.ca, submit a mortgage inquiry, submit feedback through the /review page, or give optional permission for your feedback or a public Google review to be used on Jim’s website or marketing materials. This website is operated for mortgage brokerage services in British Columbia through 4Front Mortgages.
Information we collect
When you submit an inquiry, we may collect:
- Name
- Email address
- Phone number
- Mortgage-related details you choose to share
- Optional message details about your situation, timing, or goals
- Your consent to be contacted about your inquiry
When you submit feedback through the /review page, we may collect:
- Name
- The mortgage service or type of help you received
- Experience ratings, such as clarity, communication, and overall experience
- Your optional choice about whether Jim may feature your feedback and/or a public Google review on his website or marketing materials
- Your preferred public name or display format, when you give that permission
- Information needed to keep a record of the permission shown and, if you agreed, when you agreed, such as the consent version, the permission wording, and a timestamp
When you browse this site, we may also collect limited technical information, such as:
- Pages visited and general site interactions
- Device, browser, and approximate location data derived from your IP address
- Referring page or campaign information, including UTM parameters when present in the URL
How we use your information
- To respond to your inquiry
- To follow up about your mortgage request
- To understand which mortgage services may be relevant to your situation
- To understand and improve the client experience
- To review service quality
- To keep a record of any testimonial or publication permission you provide
- To identify feedback internally
- To feature your feedback or a public Google review on Jim’s website or marketing materials only where you have given that permission

- We do not sell your personal information
Submitting feedback does not automatically give permission to publish it. Publication permission is optional, and we only treat it as given if you check the sharing box on the feedback form.
Third-party services
We use trusted service providers to operate this website, protect it from abuse, and communicate with you. These providers may process information on our behalf according to their own privacy policies.
Resend
We use Resend to deliver inquiry-related email notifications. When you submit a form, the information you provide may be transmitted to Resend so we can receive and respond to your request.
Google Workspace, Google Sheets, and Apps Script
The /review feedback form may use Google Apps Script to process submitted feedback. Feedback records may then be stored in a Google Sheet that is intended to be accessible only to people who need it to manage client feedback.
Google may process this information as part of providing those services. Google’s own privacy terms apply to its services. You can learn more at Google Privacy Policy .
After you submit feedback, you may be offered an optional link to leave a Google Review. Clicking that button takes you to an external Google service. Information you submit directly to Google is handled according to Google’s own privacy practices. Submitting feedback on this website and leaving a Google Review are separate actions. This website does not automatically import or synchronize the content of Google Reviews.
Google Tag Manager and Google Analytics 4
On production pages, we use Google Tag Manager to load Google Analytics 4 (GA4). This helps us understand aggregated website usage, such as page views, inquiry starts, and successful form submissions.
GA4 may use cookies or similar technologies to recognize browsers and measure traffic.

Cloudflare
This site is hosted and delivered through Cloudflare. Cloudflare helps provide website performance, security, and protection against malicious traffic. As part of that service, Cloudflare may process technical information such as IP addresses, request logs, and security-related signals.
Cloudflare Turnstile
When enabled, inquiry and feedback forms may use Cloudflare Turnstile to help prevent spam and automated submissions. Turnstile may set cookies or use browser signals to verify that a submission appears to come from a real visitor.
Meta advertising tools (planned)
We may later add Meta Pixel or related Meta advertising measurement tools to understand whether visitors arrive from Meta ads and to improve ad performance. If added, these tools may use cookies or similar technologies to measure visits and conversions. We will update this policy before or when those tools are enabled.
Cookies and similar technologies
This site may use cookies or similar technologies in the following ways:
- Strictly necessary: required to operate the site, deliver pages securely, and protect forms from abuse (for example, through Cloudflare and Turnstile).
- Analytics: used on production pages to understand traffic and site usage through Google Analytics 4.
- Advertising (planned): if Meta advertising tools are added in the future, they may use cookies to measure ad performance and visits from Meta platforms.
You can control or delete cookies through your browser settings. Blocking some cookies may affect site functionality, especially security features on inquiry and feedback forms.
Your choices
- You choose what information to include in an inquiry form.
- You must check the consent box before we can contact you about your inquiry.
- Testimonial or publication permission on the feedback form is optional. You can submit feedback without agreeing to public use.
- You can contact us to withdraw previously provided testimonial or publication permission for future use, subject to applicable legal or record-retention requirements.
- You can contact us to request access to or correction of personal information we hold about you.
- You can adjust browser cookie settings or use Google’s analytics opt-out tools.
- You can contact us to ask questions about how your information is handled.
Data retention
We keep inquiry information only as long as needed to respond to your request, follow up on your mortgage inquiry, and meet reasonable business or legal requirements.
Feedback and permission records are kept only as long as reasonably needed to manage the feedback, document the permission that was provided, manage published testimonials while they are in use, handle withdrawal or correction requests, and meet legitimate legal or business requirements. When identifiable feedback is no longer reasonably required for those purposes, we delete or de-identify it according to these practices.
Analytics data is retained according to the settings and policies of our analytics providers.
